Solar Development Land Origination
Criteria-driven sourcing for utility-scale and community solar — screened for acreage, land use, constraints, and interconnection position before outreach.
Utility-scale and community solar sourcing
The two solar segments demand different sites. Utility-scale projects need large, contiguous, open acreage with a transmission or larger distribution interconnection path; community solar needs smaller, well-sited parcels closer to load with distribution access.
We source for the segment you are developing, with screening criteria matched to its actual site requirements rather than a generic solar template.
Acreage screening
Your capacity targets translate into acreage thresholds, adjusted for layout assumptions, setbacks, and the buildable share of a parcel after slopes, tree cover, wetlands, and floodplain are considered.
We screen for parcels that meet the threshold after constraints — not on raw acreage, which overstates what many parcels can host.
Land use and zoning considerations
Solar is treated differently across jurisdictions: districts permitting it by right, conditional use paths, agricultural district rules, and local standards for screening, setbacks, and decommissioning.
We run a preliminary zoning review on candidate parcels using public records to filter obvious land-use barriers before outreach — a desk screen, not legal advice or a permit determination.
Preliminary environmental constraints
Wetlands, floodplain, protected species habitat, conservation easements, and preserved farmland programs all affect what a parcel can host. We note visible and mappable constraints as part of the screen.
Formal environmental assessments are performed later in diligence by qualified professionals; our role is to flag obvious issues early so your team does not spend time on compromised sites.
Grid infrastructure proximity
Interconnection position is a decisive screen for solar economics. Candidate parcels are evaluated against mapped three-phase distribution, substation locations, and transmission corridors relative to your project scale.
As with all early screening, proximity indicates a plausible path — it does not establish available capacity. Interconnection feasibility is determined through utility studies.
Landowner engagement
We research ownership, conduct professional outreach, and qualify landowner interest and expectations before a site is presented. Owners are told clearly what a project involves and what the process does and does not promise.
For agricultural parcels, we surface the questions that matter early — continued agricultural use, preserved farmland restrictions, and family or tenant considerations.
Developer-specific acquisition parameters
Every developer’s buy box is different: target markets, project segment, capacity range, acreage thresholds, interconnection profile, and deal structure preferences. Your criteria are the input; the pipeline is the output.
Submit your criteria once, and we will come back with aligned site opportunities rather than generic listings.
